Re-pointing granite steps in lime mortar.

The project was in Clontarf, Dublin. The client was having problems caused by moisture ingress. The result was the internal plaster was blistering the paint was falling off and the timber skirting’s had decayed. There had been a number of attempts over the years by various builders to remedy the problem. Most used the usual trick of placing plasterboard over the problem area and wishing for the best.

Horizon Preservation conducted a survey and using various methods of investigation such as picking up on the visual clues to mapping the moisture with a conductivity meter this coupled with our experience we were able to give an assessment of the damp related issues and draw up and carry out our recommendation.

It was evident from our visual inspection that the steps had been repointed in sand and cement. They had also created large fillets. Both the use of sand and cement and the large fillets resulted in moisture being trapped behind the steps. The cement was too strong and as the steps moved, although very slightly the fillets broke and no longer formed a weather tight seal.

The side of the steps had been patched and the plaster was now proud of the steps. This caused the rain water to run in behind the plaster and it made its way into the interior of the property. The damp behind the plaster had also been subject to the freeze thaw cycle and it was starting to come away from the wall.

Our recommendation was to remove the plaster to the side of the step back to the original substrate and re-plaster. We also removed the defective pointing to the step and re-pointed using a lime mortar picked especially for the function of step re-pointing.
